Rooftop & Package Unit Installation

Package unit replacement and new installation for offices, retail, and light industrial.

Quick answer

Commercial HVAC Installation & Rooftop Units — what you need to know

Charlie's installs and replaces commercial rooftop package units across Tacoma, Gig Harbor, and Pierce & Kitsap Counties — offices, banks, retail, churches, and light industrial buildings — including the curb adaptation, crane work, electrical connection, and permitting. Call (253) 226-4565 for a quote.

Replacing a rooftop unit is mostly a logistics problem wrapped around an equipment decision. The curb rarely matches, the electrical is rarely where you want it, and the building has to keep operating while it happens. We plan all of that before quoting, so the number you get is the number the job costs.

What's included

  • Curb adaptation and crane coordination
  • Ductless mini-splits for smaller suites and tenant spaces

FAQ

Commercial HVAC Installation & Rooftop Units — frequently asked questions

What building types do you handle?

Offices, banks, retail and small strip retail, churches, clubhouses, real estate offices, and light industrial buildings. Light commercial package units are the core of what we do — we are not chasing large design-build institutional work, and we will tell you when a project is genuinely outside our lane.

Is ductless ever the right answer for a commercial space?

Often, for smaller suites and tenant-improvement spaces. A small office or retail unit that would otherwise need its own rooftop unit and curb can frequently be served better by a ductless system — cheaper to install, zoned per tenant, and no roof penetration. We'll say so when that is the better fit.

Can the work be staged so the business stays open?

Usually yes, and it is the normal way we plan a replacement. Crane lifts and the actual changeover get scheduled around your trading hours where the building allows it. The constraint is generally crane access and the roof, not our schedule.

Do you handle permits and inspection?

Yes. Commercial mechanical work is permitted, inspected work, and the documentation matters more here than on a house — for your records, your insurer, and the next contractor who touches it. We handle the permit, the inspection, and the start-up paperwork.
